When should I actually talk to a Realtor or lender?

Most people assume there’s a very specific moment when you’re supposed to talk to a Realtor or a lender. As if there’s a moment when you’ve done enough research, feel confident enough, and are officially “ready.”

That moment is mostly a myth.

In reality, the right time is almost always sooner than you think.

People wait because they don’t want to waste anyone’s time or feel pressured into making a decision before they’re ready. (I hate feeling pressured into a decision!) Others worry they’ll be told they can’t buy yet, or that selling will feel more complicated than they hoped.

If You’re Buying a home, “Sooner” Means This

It’s before you spend weekends hopping from open house to open house. Before you walk into a model home and start mentally arranging furniture. It’s before you start calling agents off every sign to schedule a showing.

It’s when you want to understand whether buying makes sense for you, how much home you could realistically afford, and what the process actually looks like. You might already have a neighborhood in mind—or no idea at all. Either way works.

If You’re Selling a house, “Sooner” Means This

It’s before you start prepping the house, calling contractors, or spending money just in case it helps.

It’s when you’re wondering if now is a good time to sell, what your home might be worth, and how the timing could line up with whatever comes next. You might be curious about what updates will return the most when you sell. You might only “be exploring your options”. Both are valid places to start.

By the way, you don’t have to clean your house first for me, either.
